Terms of Use

The terms for using AreaScore.ca, including what the scores are and are not, acceptable use, and who operates the site.

Last updated: 19 October 2026

By using AreaScore.ca (the "Site"), you agree to these terms. If you do not agree, do not use the Site. The Site is operated by AreaScore Inc. ("AreaScore", "we"), 157 Adelaide Street West, Suite 609, Toronto, Ontario M5H 4E7, Canada.

You must be at least 14 years old to create an account. The Site is not directed at children under 14.

1. What AreaScore provides

AreaScore presents statistics about Canadian cities, towns, and neighbourhoods and calculates scores using the method described on our methodology page. The Site is provided for general information. Creating an account, saving a place, and saving priority weights are part of the Site. Paid subscriptions and featured-agent listings are not offered under these terms.

2. Not professional advice

Nothing on the Site is real estate, financial, legal, insurance, or safety advice. A score is not a recommendation to move, buy, rent, or invest. Before you decide, check the information yourself and consult qualified professionals. This warning also appears beside the scores.

3. About the data and scores

  • Our data comes from public sources such as Statistics Canada, the Canada Mortgage and Housing Corporation, municipalities, police services, and OpenStreetMap. Each source is listed on our data sources page with its reference date and the credit its licence requires.
  • Data may be out of date, incomplete, estimated, or measured for a larger area than the one shown. We label city-wide data where it appears on a neighbourhood page. A data provider can require us to stop using its data. If that happens, we may remove or replace the affected figures.
  • Scores and labels (such as "Good" or "Poor") are our opinion, produced by applying a published method to the data. They compare places. They are not a guarantee about any place, property, business, or person, and they do not predict safety at a particular address.
  • Crime figures reflect incidents reported to police. They are not a prediction about a particular street or home.
  • If you spot an error, write to us at the address in section 14.

4. Third-party data

Some data is reproduced or adapted from third parties under open licences. Those sources do not endorse AreaScore. Their credits appear on the data sources page and beside the relevant figures. Open data remains under its own licence. Nothing on the Site gives you the right to use a government name or logo, or to suggest that a government endorses you.

5. Scores are not for sale

Payment does not decide a score or a ranking. The Site does not currently sell advertising or featured listings. If we do later, the paid material will be labelled, it will not change a score, and we will update these terms before we charge you for a subscription.

6. Your account

If you create an account, you will give accurate information and you will keep your credentials to yourself. You are responsible for activity under your account. You may close the account in your account settings or by writing to us. We may suspend an account that is used in breach of these terms.

7. Acceptable use

You agree not to:

  • scrape, crawl, or bulk-download the Site, or copy our scores, rankings, or compilations for use in another product or service, without our written permission;
  • interfere with the Site's operation or security, or try to reach systems you are not allowed to use;
  • use the Site for an unlawful, misleading, or discriminatory purpose;
  • present our scores as something other than what the methodology describes.

You may share links to pages and quote an individual figure or score for personal or editorial use, with credit to AreaScore.ca and, where the figure requires it, to the original source.

8. Intellectual property

The Site's design, text, scores, rankings, and compilations belong to AreaScore or our licensors. Your account data stays yours. You give us permission to host and display the places and weights you save, solely to provide the Site to you.

9. Disclaimer

The Site is provided "as is" and "as available." To the extent the law allows, we make no warranties about accuracy, completeness, or fitness for a particular purpose.

10. Limitation of liability

To the extent the law allows, AreaScore is not liable for indirect, incidental, or consequential loss, or for a decision you make based on the Site. Our total liability arising out of the Site is limited to $100. Nothing in these terms limits a right that consumer-protection law says cannot be waived, and nothing limits liability for gross fault or for bodily injury where the law does not allow that limit.

11. Your responsibility for misuse

You will cover AreaScore for claims that arise from your breach of section 7, or from your use of the Site to break the law. This section does not apply to your ordinary use of the information on the Site.

12. Changes

We may update these terms or the Site. We will post the new terms and change the date at the top. If a change materially reduces your rights, we will note it on the Site. If you continue to use the Site after the new terms are posted, you accept them. The law of your province may give you additional rights about changes to a contract, and those rights are not reduced by this section.

13. Governing law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. The courts of Ontario hear disputes, except where consumer-protection law requires a different court. If you live in Quebec, the Consumer Protection Act and the Charter of the French Language apply to you where they cannot be waived, whether or not these terms say something else.
